Proposed Ongoing Projects
1. Langford Place Area
There is an ongoing development of the interior area beside SM City Mandurriao right at the PAL’s office in the Victory Church bldg. This development is quite promising because of its very lucrative area. Langford Place coffee shop which once part of the SM City garden tenants had transferred in the area after the demolition and positioned itself quite well making it a pioneer shop in the area. I’m wondering of what would be the name of this strip.

2. SM City Garden
After the demolition of the used to be garden strip of coffee shops beside SM City Iloilo, here it is, they commenced the construction of the new 2-storey annex building. Rumors has that Teletech will be occupying the second floor and a line of coffee shops will be in the first level. Well let’s wait for the rendering of this project and who would be their tenants.

3. Proposed Hotel in Smallville
There is an ongoing excavation and pile driving beside the Pirates Bar in Smallville. They said that it is a proposed 10-12-storey hotel. No renderings yet to be seen on the construction site. More and more developments in Smallville.

4. Iloilo Scholastics Academy (ISA) New Campus
ISA is expanding to Mandurriao right at the back of SM City Iloilo. They had a relatively small campus at Luna St., Lapaz. Its high time for them to expand as their students grow in numbers.

5. Ateneo de Iloilo New Site
The first structure in the proposed 7-hectare main campus of Ateneo de Iloilo (AdI) in San Rafael Mandurriao (KAPIDECO) is nearing completion.They are set I think to transfer the elementary department on the second semester of this school year.

6. The Access Roads in KAPIDECO
The access junctions in Kauturan Pison Development Corporation (KAPIDECO) are almost completed. The last left untouched is the road that will connect the V. Pison Avenue (not sure of the name of the street along the New Ateneo Site) to Smallville (G. Pison Avenue). The rotonda in the intersection is being aesthetically done utilizing the old-aged salt chimney in the area.

7. The Iloilo Boulevard
The proposed Iloilo Boulevard is almost completed it now only lacks street lights to make the place safe at night. The part of Iloilo Boulevard from The Carpenters Bridge going to Bb. Park will be named “Treñas Boulevard”. This I think will be a tribute to the grand father of Mayor Jerry Treñas who served as a senator then or to his father who was once a commissioner.


Ongoing Renovations
1. Gaisano City Lapaz Renovations
Gaisano City Lapaz’ is currently undergoing renovations. I’ll post a photo if I’ll get hold of one.
2. Robinson’s Place Iloilo Ledesma Wing Renovations
If you may notice tenants from the Ledesma wing has been transferred except for Red Ribbon. Rumors said that there is something to look forward to in that area. They also expanded it covering half of the hallway.

I got the chance to visit this complex a couple of times last December and, still a bit confused by its subdivisions (allow me to use the term). For me, it could have been easier to call the “whole” complex… Iloilo Commercial Center….then, comprising of Red Square, Smallville, The Avenue, The Boardwalk, etc, etc…just like the Makati Commercial Center (MCC) comprising of Greenbelt, Anson center, The Robinson’s, Rustans, SM, Glorietta, The Quad, etc..etc. Or is it just me being confused. Could someone draw up a map of this complex showing the different sections please?
Regarding the Iloilo Boulevard, is it exclusively for pedestrians use only or, will they allow motorized vehicle to use it, as well? I prefer the former over the latter.
It is really confusing, it might be better that the city council would pass a bill to name officially this commercial complex so that people wouldnt’ get confused. Anyway when you say Smallville people knows its the entire commercial complex including the smallville strip itself and the rest of them. About the Iloilo Boulevard, there is no confirmation yet if this is for pedestrian only but i prefer it to be because of its narrow junctions.
Junjun, I was corrected by your buddies last time because I called the whole area “smallville”. They said, it is not! Smallville is only one of the sections/subdivisions in the area. And you say it is? Or you’re just simply stating that’s how people perceived of the area but in reality, it’s NOT. Now, I’m confused!!! Thanks anyways for following thru my querry.
